$35,482 in rent arrears.  Ruiz paid only partial rent monthly for four years and evaded an eviction procedure for an eighteen-month period, eventually harassing and menacing the landlord's rental building employees and other tenants resulting in several calls to the police from the management.  NYPD Precinct 107 was unable to restrain Ms. Ruiz as she asserted her status tenant rights at the premises.

PLAINTIFF responded to Sonia Ruiz's false defamatory accusations as "frivolous" "melodramatic"  "without merit" and asserting that "Defendant Ruiz may not arbitrarily decide that she is entitled to a second bite at the apple" after having lost the case.
